New build or extension
Split the job into rough-in and fit-off, because they happen months apart and get paid at different stages. Rough-in covers the drainage, water and gas pipework in the walls and slab before the linings go on. Fit-off covers the tap ware, toilets, basins, the hot water unit and testing at the end. Price the fixtures separately from labour, and note clearly whether you or the client supplies them.
Bathroom renovation
Price the strip-out and disposal, the rough-in changes, waterproofing if that is your scope, the fixtures, and fit-off. Add a provisional sum for anything behind the wall you cannot see yet, like old galvanised pipe that needs replacing. A labelled allowance here saves an argument later.
Hot water changeover
Price the unit, the labour to swap it, any tempering valve or compliance upgrade the changeover triggers, and disposal of the old unit. Note lead time on the unit if stock is tight.
Blocked drains and service
Charge a minimum call-out or first-hour rate, then time and materials. Add a line for a camera inspection or jet-rodding if the job needs it, and quote any excavation as a variation once you know what is down there.
The lines plumbers forget to charge for
Ask any experienced plumber where quotes leak, and it is rarely the copper. It is:
- The second visit. Rough-in and fit-off are two trips, and the travel and setup on both are real.
- The compliance certificate and inspection time.
- Making good and access: cutting and patching, lifting and relaying, tight subfloor crawls.
- Consumables: solder, fittings, clips, sealant, sand for bedding.
- Client-supplied fixtures that turn up wrong or late.
A worked example with GST
Say you are quoting a bathroom renovation rough-in and fit-off. You price the strip-out, the rough-in labour and materials, the fixtures you are supplying, and the fit-off. On a job with a cost of 4,200 dollars, you add your margin to reach a price of 5,600 dollars. Add 10 percent GST of 560 dollars for a GST-inclusive total of 6,160 dollars, shown as its own line.
